Leesburg, Virginia Real Estate
This area of Virginia has been rated with an A+ by the very people who live in the city for its excellent schools, amenities, crime rates, family atmosphere, and diversity. The housing market is part of the overall rating with homes being above the national price average.
The median home price in Leesburg is $465,000 – $495,000, which is a 10% increase from where the market was just one year ago. Homeowners make up about 88% of the real estate market, with an average household income of $130,000. Property taxes are over $3000 annually, which the city uses to maintain various public spaces, roads and city services.
The city has seen some of the lowest home inventory in over a decade; which some real estate experts say will start raising housing costs leading to a seller’s market. Real estate agents representing sellers report that they are getting asking price or higher for homes in Leesburg.
The quick-selling and most desired homes are single family homes and townhome structures, which saw the most significant change in price fluctuations. Condos saw very little change according to the most recent data by the Dulles Association of Realtors. Further, homes in early 2018 were on the market for an average of 64-days. Today, they only stay on the market at about 44-days.
Local real estate professionals say the slower market (due to low inventory) looks to be picking back up with more active listings hitting the market in Spring and going into Summer. The new inventory should give homebuyers a chance to get into the market, although they may see some higher price points and competition.
